SUB-CONTRACT COMMUNICATION:
It is HIGHLY recommended that a designer/space planner be brought into a project at the blueprint level of operations.
Simple structure additions and relocations (niches, alcoves, arches, half-walls, covings, moldings and trim, presentation/reception areas etc); power, electronic and water/waste supply locales; exterior harmony relations (tree/landscape shading or the lack of, neighboring structure/tree placement, traffic and noise abatement, perimeter and property line assessment); exterior lighting and entry/exit venues; natural lighting; foundations and elevations – all are relatively simple to create or change at this stage of a project.
Retrofit, or post-construction changes are very costly and relatively unnecessary if proper procedure and planning is maintained.
The ability to communicate clearly with the builder and contractor is a must.
